How can I get the maximum rent from my property?

The presentation of your property is as important as if you were selling the property. A modern kitchen and bathroom with a shower as well as good decoration, clean and tidy, with newly cleaned carpets will help increase your rental return.

What are my obligations as a landlord?

As a landlord you will be responsible for repairs for both the interior and exterior of the property, including annual gas safety checks, which can be organised by Gilbert & Cleveland under our Management Service plan.

If my property is leasehold, who pays the service charge?

The service charge is the landlord’s responsibility and cannot be passed onto the tenant. Consent to let should be received from the Freeholder or Head Leaseholder.

What do I do about phone lines and broadband?

While it is not a requirement to provide a telephone line, please note that a vast majority of tenants will require a broadband connection. Therefore it is advisable to inform your telephone or broadband provider that you will be vacating the property at least two weeks prior to moving so that they can set up the service with the new tenant.
